Welded ground wires

 

This ground wire was welded to the electric panel either by a lightning strike or by some other accidental means by which the panel became electrically charged.

Overheated circuit breakers

 

Circuit breakers are intended to protect the wiring.  These wires have overheated burning the insulation wrap, because the circuit breaker failed to trip.

Overheated panel

 

Federal Pacific Electric panels have several problems associated with circuit breakers failing to trip and breakers coming loose.  Burn marks on the label of this panel indicates that it has had problems with overheating.

Blocked panel

 

Electric panels require adequate clearance from combustibles and for accessibility.

Uncovered junction

 

If you can't fit the cover on the electrical junction box...odds are you put too many wires inside.

 

Corroded terminals

 

Obviously this electric panel was exposed to water.   Corrosion to the terminals poses a fire hazard.

Homemade loft

 

This homemade office loft does not qualify as living space.  It lacks proper clearances at staircase, door and ceiling.  The window panes in the photo are not safety glass and yes the chair is on rollers.

Damaged Wall

 

The damage to this shower wall is obvious.  Often it is not.  Keeping your shower walls properly grouted and caulked can help prevent this kind of damage.

Conduit

 

Exposed wiring within 7’8” of the floor is required to be encased in conduit for protection.

Water heater

 

This water heater installed by the homeowner in the laundry room lacks a catch pan to protect the finished surfaces in the event of leakage,  has exposed electrical wiring to unit that should be encased in conduit,  lacks temperature and pressure relief valve piping and pipe fittings are of PVC plastic which is not rated for hot water usage.

Coolant line

 

This air conditioning high pressure coolant line was crimped during installation.  This restricted flow could result in damage to the compressor leading to premature failure.

Air Filter

 

In order for the air filter to work it needs to be removed from the plastic wrapper.

Clogged evaporator coil

 

The evaporator coil in the air handler can become clogged with debris if filters are not maintained and replaced properly.

Trusses

 

During new construction the trusses should not arrive until the building is ready for their installation.

Bad wall plane

 

This type of deflection in the wall plane is a serious condition due to settlement.  A licensed structural engineer should be contacted for evaluation and recommendations for corrective actions.

Faulty door opening

 

This garage door opening is 2½” higher on one side than the other.

Corner bead corrosion

 

The cause of this corner bead corrosion was flashing leakage from the roof.

Wire knockouts

 

Where wiring enters or exits through knockouts in the electric panel the wires should be secured.

.Sewer line cleanout

 

This homeowner installed sewer line cleanout was not properly joined at piping.
